MAJOR WORKS PROVISION.
We are able to facilitate major works acting in a liaising and co-ordinating role between the client company, lessees, surveyors and other professional consultants and contractors. Such services will normally incur a fee linked to the net contract value.
Keeping abreast of new legislation is essential in protecting client’s interests. We have the experience to interpret and explain the legal complexities to clients whilst ensuring lease compliance by legal action if necessary. We also provide a quick and accurate response to vendor’s enquiries received from solicitors acting for lessees in the sale of a property.
HEALTH AND SAFETY
This is now a major concern for all parties involved in facilities management, as failure to comply with current regulations can result in severe penalties. Our experience and guidance will reassure clients that they are complying with statutory requirements in respect of asbestos, working at height and other health and safety legislation.
Bourne Estates Ltd is registered with and supervised by the Financial Conduct Authority in connection with insurance business. Where we place business through a panel of independent brokers to obtain the most competitive premiums for our clients. We will process insurance claims, inspections and reporting.
COMPANY SECRETARIAL SERVICES
ACCOUNTANCY AND BANKING
In accordance with ARMA best practice, Bourne Estates operates individual bank accounts for each client company. Our accounting software provides the essential information to prepare annual budgets for service charge expenditure and to provide cash flow information to enable Directors to make informed decisions on expenditure. We will monitor and pursue service charge arrears to recover outstanding debts, through legal action if necessary. We can lead our clients through the First Tier Tribunal (FTT) in connection with serious arrears recovery business which will be charged at a time cost basis.
