MAJOR WORKS PROVISION.
 
We are able to implement and oversee large contracts, acting in a liaising and co-ordinating role between Lessees, Surveyors, Engineers and Contractors.  This work will normally incur a fee, based on the net contract value.  
 
LEGAL
 
Keeping abreast of new legislation is essential in protecting client’s interests. We have the experience to interpret and explain the legal complexities to clients whilst ensuring lease compliance by legal action if necessary. We also provide a quick and accurate response to vendor’s inquiries received from solicitors acting for lessees in the sale of a property.
 
 
HEALTH AND SAFETY
 
This is now a major concern for all parties involved in facilities management, as failure to comply with the new regulations can result in severe penalties. Our knowledge and guidance will reassure clients that they are complying with the new statutory requirements in respect of asbestos, working at height and other health and safety legislation.
 
INSURANCE
 
Bourne Estates Ltd is registered with and supervised by the Financial Services Authority in the conduct of Insurance business.
 
We place business through four independent brokers to obtain the most competitive premiums for our clients. We will also process insurance claims, inspecting and documenting losses, completing and returning claims forms, liaising with loss adjusters and pursuing settlements.
 
COMPANY SECRETARIAL SERVICES
 
As part of our management service we will take on the role of Company Secretary of your Residents’ Management Company. This will enable us to fulfil on your behalf the statutory requirements of the Companies Act; keeping and maintaining accurate records, issuing share certificates, ensuring the annual return is submitted promptly and dealing with general inquiries.  
 
On request we will arrange and conduct board meetings and AGMs, taking the required minutes and arranging their distribution.  
 
 
ACCOUNTANCY AND BANKING
 
According with ARMA best practice, Bourne Estates operates an individual bank account for each client company. Our MUS accounting software provides the essential information to prepare annual budgets for service charge expenditure and to provide cash flow information to enable Directors to make informed decisions on expenditure.
 
We will monitor and pursue service charge arrears to recover outstanding debts, through legal action if necessary. Action through the Leasehold Valuation Tribunal will be charged on a time/cost basis.
 
 
 
Bourne Estates services
